General terms and conditions for renting the property LANDHAUS LEONHARD between the landlord Hanno Pardatscher, who lives at A. Manzonistraße 109, 39012 Merano, and the respective tenant.

§ 1 Rental item and keys

  1. The landlord rents the following accommodation (rental property) to the tenant:
    LANDHAUS LEONHARD in Gfrill 4, 39044 Neumarkt, BZ Italy for max 8 people.
    The house rules attached at the end of the contract apply.
  2. The rental property is fully equipped and furnished and is rented with the equipment shown on the website www.landhaus-leonhard.com. Bed and bath linen are also available to the tenant. Specifically, one set of bed linen and two towels for each person per week.
  3. The tenant is entitled to use the following facilities during the rental period:
    Parking spaces, TV, stereo system, washing machine, wood stove, grill and garden furniture
  4. The tenant receives two house keys for the duration of the rental period.

§ 2 Rental period, arrival and departure

  1. The rental property is rented to the tenant for the time agreed in writing.
  2. The rental property is ready for occupancy by 5 p.m. at the latest on the day of arrival.
  3. Departure takes place no later than 10:00 a.m. on the day of departure. At the end of the rental period, the tenant must vacate the rental property and hand it over to the landlord in a clean and tidy condition with the keys.

§ 3 Rental price and payment method

  1. The rental price is 395€ per night including taxes and one-time final cleaning costs. The costs for electricity, water, heating and firewood are also part of the rental price. To complete the booking, a deposit of 20% must be paid. The remaining payment must be transferred at least one week before the start of the rental period.
  2. The deposit amounting to 250,00€ is to be paid in cash on site and upon arrival and will be refunded in cash after the rental period, less any compensation.
  3. The municipality of Neumarkt charges a tourist tax of EUR 2.00 per day and guest from their 14th birthday. This must be paid additionally and is paid by the host.

§ 4 Cancellation and end of your stay

  1. If the tenant cancels (interrupt) the contract within 28 days before the start of the rental period, the deposit paid will be retained by the landlord. If termination occurs earlier, the deposit will be refunded.
  2. If the tenant ends the stay prematurely, he remains obliged to pay the full rental price.
  3. Cancellation can only be made in writing form. The decisive date is the day on which the landlord receives the cancellation.

§ 5 Liability and obligations of the tenant

  1. The rental property, including the furniture and other items contained therein, must be treated with care. The tenant must encourage people accompanying and/or visiting him to be careful. The tenant is liable for culpable damage to the rental property, the furniture or other items in the rental property damaged by him or people accompanying him.
  2. Defects that arise when the rental property is taken over and/or during the rental period must be reported to the landlord immediately in an appropriate form.
  3. Keeping animals in the rental property is only permitted after prior agreement with the landlord.
  4. The tenant undertakes to comply with the house rules:

a.) Careful handling of the rental property and all its furnishings is a prerequisite.
b.) Technical devices may only be operated by adults.
c.) The temperature control may only be changed programmatically.
d.) The heating system in the basement is taboo for the tenant.
e.) Heating or cooking with wood requires a certain amount of experience and is not allowed for children. Fire hazard.
f.) The rooms must be ventilated sufficiently every day.
g.) Unnecessary noise must be avoided.
h.) Kitchen appliances and utensils, dishes, cutlery, etc. must be left clean.
i.) All rubbish must be disposed of regularly in the appropriate bin.
j.) Entering neighboring properties is not permitted.
k.) Any damage caused to the rental property or inventory must be reported to the landlord immediately or at the latest upon departure.
